Park Residential Renewal Continues with 12 New Market-Rate Homes For Sale!
Kirkwood, Missouri – September 26, 2003 – As Kirkwood’s Meacham Park continues to flourish following the influx of more than $4 million in residential re-investment – TIF revenues captured by the commercial portion of the redevelopment project – the latest neighborhood investment program is set to take off. Benchmark Developers/Cachet Homes has been selected as the preferred builder to construct a dozen new, market-rate single family homes in the Meacham Park neighborhood on vacant lots currently owned by the City of Kirkwood. Benchmark was selected following a Request for Proposal (RFP) process that yielded three other proposals from area home developers. A selection committee (consisting of a home builder, Pat Walsh; Kate Reese, a representative from Beyond Housing/NHS; Kim Butts, City of Kirkwood purchasing director; Miller McClendon, resident of Meacham Park neighborhood and also an architect and new home owner; Jim Wilder, City of Kirkwood building inspector; and Rosalind Williams, City of Kirkwood community development director) based its final selection on several criteria including experience, quality and design, price, financials, and marketing . “The RFP selection committee was impressed by the caliber of qualifications and interest among the local home builder market,” commented Rosalind Williams, director of Community Development for the city. As an incentive to encourage new home construction in the neighborhood, the city will be providing these 12 lots at no cost. “This is an exciting opportunity for us to offer quality, affordable new construction in the Kirkwood School District and to show our confidence in the continued revitalization of this neighborhood,” stated Mary Bendel of Benchmark & Cachet. “The improvements in Meacham Park over the last five years have been dramatic! Once these initial 12 homes are built and sold with ‘zero lot cost,’ we would anticipate that the neighborhood would be ready to support additional investment in building sites for more new construction.” The new homes will feature a minimum of three bedrooms, two baths, and two-car garages, with either a ranch or two-story elevation. It is estimated that the prices for the homes will start at $174,900. The city will release the first two lots to Benchmark for the construction of display homes. The builder expects to break ground this fall with the display units scheduled for completion in spring 2004. As homes sites are sold, the city will release additional lots to the developer for construction.
